Today, I’m at a new ranch home community called The Villas at Sherrills Ford by Stanley Martin Homes. They are building about 56 homes here in Phase 1. Prices start around $325,000 and can reach as high as the low $400,000s.

Stanley Martin offers 5 floor plans, ranging in size from 1295 to 2450 square feet. You have the option of adding an upper floor on some models. The primary bedroom is on the main level of all plans. This is not an age restricted community. The HOA covers lawn care, trash pickup, and you have access to an outdoor pool located across the street in a different Stanley Martin community.

Among the standard features are blinds, tankless water heater and soft close cabinets. Stanley Martin has been around since 1966. They’ve expanded their footprint with their recent takeover of Essex Homes in 2020 in North Carolina and South Carolina.
